Data sources & methodology

Where the evidence in a Go Locate report comes from, how it is turned into ratings, what it cannot tell you, and how your information is handled.

Where our data comes from

Live sources are used in your report and shown with a retrieval date. Where a source is still a planned integration, that category is marked unavailable rather than estimated — and we never scrape listing portals.

Geocoding & address lookup

Live

Coordinates, UPRN, postcode validation

Planning constraints

Live

planning.data.gov.uk (England): conservation areas, listed buildings, Green Belt, Article 4, tree preservation, flood zones. Coverage varies by council; unpublished areas are shown as unknown.

Schools & inspections

Live

Department for Education school register plus Ofsted published inspection outcomes for England, joined by URN and imported server-side. Catchments are not covered, and Scotland, Wales and Northern Ireland inspectorates are not connected.

Public transport

Live

Google Places and Google Routes: nearby railway stations, other local stops and the nearest airport, with walk/drive journeys actually routed (unavailable routes are shown as unavailable, not estimated). Official NaPTAN register for station candidates. Service frequency is not covered.

Journey times

Live

Google Routes door-to-door journeys to the places you add, at a stated reference time. Only calculated for destinations you enter. Exact rail fares are shown only where licensed fare data exists.

Recorded crime

Live

Police.uk street-level recorded crime: counts by category within about a mile, for the last 12 published months. Not shown for Scotland, where Police.uk holds only British Transport Police records. Evidence only — never scored.

Flood risk

Live

Mapped flood risk zones for England, from the Environment Agency data published on planning.data.gov.uk (the same check listed under Planning constraints). Scotland, Wales and Northern Ireland, surface-water and reservoir risk are not covered; where a council's data isn't published the result is shown as unknown.

Air quality & radon

Planned

Not connected yet. These are shown as unavailable and never scored.

Road & rail noise

Live

Defra strategic noise mapping, Round 4 (England): modelled road and rail Lden, Lday and Lnight for 2021 conditions on a 10 m grid at 4 m height. Evidence only, never scored. Not a measurement; aircraft and other local sources are not included. Open Government Licence.

Broadband & mobile coverage

Live

Ofcom Connected Nations: predicted fixed broadband availability and speeds for this address. Predictions from operator data, not a measured test at the property. Mobile coverage is not connected: Ofcom's published mobile API was withdrawn and the replacement is not in use, so mobile is reported as unavailable and never scored.

Local amenities

Live

Google Places: supermarkets, cafés, restaurants, pubs, gyms, leisure centres, golf, pharmacies, GPs, hospitals, nurseries. Parks from OS Open Greenspace.

Property transactions

Live

HM Land Registry Price Paid Data: this home's registered sales and recent nearby sales, exactly as registered. No index or inflation adjustment is applied.

Planning applications

Planned

Not connected yet. Nearby applications and the development pipeline are not shown.

Only when you search for or select a place you travel to, or ask us for a journey, does Go Locate send that destination search or address, the selected property's coordinates and the journey time you gave us to Google Places and Google Routes — solely to confirm the place and calculate that journey. The exact places you travel to and your travel routine stay private to you: they are excluded from your Buyer Passport, from anything sent to an agent, from public links, from downloads and exports, and from our analytics.

Analytics and advertising measurement: if you choose "Accept analytics", Google Analytics (Google) records page paths and visit counts to help us improve Go Locate — never addresses, postcodes, household, finance or route details, and never page query strings. We also use the Google Ads tag to count sign-ups and completed property checks from our adverts; advertising storage and personalisation stay switched off. Your choice, the date and the notice version are stored in this browser. Change it any time via "Cookie settings" in the footer.

Maps: when a checked home's map comes into view, your browser loads Google Maps (an embedded map, or on First Look an interactive map) using that home's confirmed coordinates and the public places shown on it. The browser sends those coordinates to Google even if Google then declines to show the map. Go Locate's server separately asks Google for nearby parks, landmarks and photos and for walking and driving times from the checked home to the listed places; only the home's coordinates and Google place ids are sent, never your own addresses, destinations or answers. Where maps are not enabled for the site, no map is requested and only an "Open in Google Maps" link is shown. Go Locate shows no Street View imagery and stores no map images or photos. Google Maps terms and Google privacy policy apply to that imagery.

How ratings are calculated

  • Each category rating comes only from evidence we hold for that home, and every rating shows its factors, source and date.
  • Ratings are shown in words, not as a score out of 100.
  • Missing evidence is shown as unknown — never as zero, a poor result or a benefit.
  • A “Fits your priorities” rating appears only after you personalise that home, and only from the priorities you chose.
  • Planning, recorded crime and mobile coverage are shown as evidence and do not change any rating.

Coverage and limitations

  • Most sources cover England; some cover Great Britain or the UK. Where a source doesn't cover a home, we say so.
  • A postcode is not the exact property. Property-specific facts need a confirmed address.
  • Nearby schools do not assure admission, and straight-line distances are not walking routes.
  • We never forecast prices and never read or copy listing pages.

Go Locate does not currently search, compare, vet or book suppliers, and does not store your dates or documents. Any introduction to a professional is optional, disclosed, and kept separate from your fit.

Privacy and licences

  • You can check and personalise homes without an account. Guest work stays in your browser.
  • An account keeps your name, email and what's needed to save your homes. Access is checked on our servers.
  • Analytics never receive your name, email, address, postcode or listing links, and run only if you allow them.
  • Creating an account is not a marketing sign-up.
  • The answers you save are used to provide the service. Separately, and only if you switch on “Help improve homebuyer insights”, selected structured answers are turned into grouped, banded research facts. Exact addresses, destinations, finances, notes and contact details are never included. This research data is pseudonymised and still treated as protected personal data, is never sold or shared at user level, and no external or commercial use is enabled. Switching it off stops future use and removes your linked research facts; deleting your account removes them too.
  • Each source's licence and attribution rules are respected, including what can be kept or exported.
